Cancellation & Refund Policy

All reservations made through Villa Vista Kalkan are subject to the following cancellation and refund terms. By creating a reservation or completing a payment, you are deemed to have accepted these terms.

1. Scope

These terms apply to all villa rental reservations made via www.villavistakalkan.com, or by phone, email, or WhatsApp.

2. Exception to the Right of Withdrawal

Under Article 15(1)(g) of Turkey’s Distance Contracts Regulation (Mesafeli Sözleşmeler Yönetmeliği), contracts for accommodation services to be performed on a specific date are exempt from the standard 14-day right of withdrawal available to consumers. Accordingly, cancellation of your reservation is governed by the contractual terms set out below.

3. Prepayment (Deposit) Refund Terms

Refund of the prepayment (deposit) collected to confirm your reservation depends on how far in advance of your check-in date we receive your cancellation request:

• Cancellations made 7 (seven) days or more before check-in: the full prepayment is refunded.
• Cancellations made less than 7 (seven) days before check-in, or in case of no-show: the prepayment is not refunded.

The balance due at check-in is not collected in advance, so this clause covers only amounts already paid as prepayment.

4. Notice of Cancellation

Cancellation requests must be submitted in writing via the email address used for your reservation. The date on which we receive the notice — not the date you decided to cancel — determines the applicable refund tier.

5. Refund Process

Approved refunds are issued to the original payment method within 14 business days. Transaction or commission fees charged by the bank or payment provider may be deducted from the refunded amount.

6. Damage Deposit

Any security/damage deposit collected at check-in is outside the scope of this policy and is governed separately by the rental agreement.

7. Date Changes

Requests to change check-in or check-out dates are considered subject to availability and require our approval. An approved date change is not treated as a cancellation.

8. Force Majeure

In the event of force majeure beyond either party’s control (natural disaster, official travel restrictions, etc.), the parties may mutually agree on alternative dates or a refund.

9. Cancellation by Villa Vista Kalkan

If a reservation is cancelled for a reason attributable to the property owner or Villa Vista Kalkan, the guest receives a full refund of amounts paid, or is offered an equivalent villa where available.

10. Effect

These terms are deemed accepted by any guest who creates a reservation or makes a payment through our website.
